What if guests damage the apartment?

We take a deposit from guests and document the apartment before and after each stay. Damage is covered from the deposit.

When do I get my first income?

Usually 4–6 weeks after signing: up to a week for preparation, then the first bookings. Payouts on the 5th of each month.

Can I stay in my apartment sometimes?

Yes, by arrangement: you book your dates in advance and we block them in the calendar.

What documents are needed for the contract?

A passport and proof of ownership. We take care of the rest.

What does the 20% fee include?

Marketing and listing on platforms, 24/7 guest communication, check-ins and check-outs, cleaning, linen and reporting.

Can I terminate the contract?

Yes, with 30 days' notice. Existing bookings are completed or handed over to you by agreement.

Who pays utilities and wear and tear?

Utilities and wear and tear are the owner's expenses. Minor repairs are agreed in advance.

What is the average occupancy?

It depends on the district and season: up to 85–90% in summer, around 60–70% on average. We'll give an exact estimate after a viewing.
